How to Select a Qualified, Competent, Professional Contractor in Virginia

It almost sounds ridiculous that a heading to a page would be titled this way. However, the reality is, where do we begin to answer the question, “Who can we TRUST to turn our house into our dream home?”

The following questions and suggestions will assist you in determining how to qualify the Contractor that will make your remodeling project a dream come true and not a nightmare you’ll never forget.

  1. Does the Contractor have the appropriate license (Class A, B, or C) to do business in your area? Always verify the information through VA Department of Professional and Occupational Regulation. https://www.dpor.virginia.gov/LicenseLookup
  2. Does the Contractor have General Liability Insurance?
    Ask to receive a copy of the Contractor’s Insurance and check coverage amount and expiration date. General Contractors are not required to have Liability Insurance in Virginia. However, if there is property damage or an injury and the Contractor does not have Liability Insurance or Worker’s Compensation, you will need to rely on your own Homeowner’s Insurance to pay for their mistake if they do not have the insurance to cover it.
  3. Does the Contractor have Worker’s Compensation Insurance?
    In Virginia, Contractors with two or more employees are required to have Worker’s Compensation Insurance. (See note under Paragraph 2 if they don’t.)
  4. Does the Contractor validate all subcontractors, including their insurance coverages?
  5. Is the Contractor flexible if you want to make changes during the project?
  6. Ask for referrals for similar types of work. Skilled contractors are proud to show their work.
  7. Get the Estimate in writing. Don’t rely on verbal quotes.
  8. Never pay in cash.
  9. Never pay the total amount until the project is substantially completed.
  10. Most importantly: Are they professional? What are your instincts telling you?

Asking these questions does not guarantee that you will find a professional contractor, but it will assist you in weeding out the ones that are not.

Ultimately, Licensed Contractors are subject to Virginia laws designed to protect the consumer, whereas unlicensed contracting is against the law in Virginia. If you contract with someone who does not hold a current, valid Contractor’s License (Not just a business license), the VA DPOR will not be able to help resolve a complaint. Per DPOR, “We only process complaints against individuals or businesses that are subject to the laws or regulations of its regulatory boards.” https://www.dpor.virginia.gov/Report-Licensee
